The Land of Nod

Comfortably sleeps up to four guests. Perfect for a family getaway, a couples weekend or even a solo retreat . Skylights abound in a spacious lofted master bedroom with a queen-size bed & a day bed. Gracious guest bedroom with a full size bed. All linens provided.

The Daily Bread

Fully equipped ergonomic cook’s kitchen complete with stainless gas range & Thermador hood, toaster oven, large refrigerator with filtered water and ice maker, dishwasher, coffeemaker, blender, tableware, utensils, herbs & spices, condiments and plenty of vintage cookbooks to peruse. There are also coolers for outings.

The Loo

Full bathroom on the main floor with a large custom tiled walk-in shower and a skylight above, in-floor radiant heat. All towels provided.

The Lazy Boy

Wood burning fireplace, french doors leading to a spacious private backyard. 26″ Flat screen LCD TV with DVD player in living room, flat screen with DVD in master bedroom (2nd floor), stereo with CD player  & iPOD adaptor. Comcast cable and high speed internet service. Well stocked with books and games.

The Grounds

Third Coast’s outdoor area is host to both sun and shade and even has a mature apple tree. There is a large fire pit, charcoal grill, picnic table and composter.

The Gravy

Four bicycles for guest use- 2 cruisers & 2 coasters, central A/C, Bosch washer and dryer.

The Sustainable & Notes From The Builder

The goal for this project was to create a unique, energy efficient cottage that incorporated as much reclaimed, re-purposed and recycled material as possible.

All appliances at Third Coast Cottage are energy efficient and most are EnergyStar rated. All paints used are low VOC. All building materials are formaldehyde free. All cleaning products used are environmentally friendly and there is a composter.

Most of the skylights came from Habitat for Humanity, a great source.  The marble tiles in the kitchen and on the shower base were salvaged, as well as the bathroom sink and fixture. The kitchen countertops are sections of lanes salvaged from a bowling alley that was demolished in Paw Paw, Michigan in 2007.

The FLOR carpet tiles in the loft are made with recycled content and are recyclable. The toilet is a Caroma dual flush that saves water and works far better than its’ counterparts. The house is insulated with cellulose insulation, which has a much higher R value than standard insulation. The heating and cooling system is a 97% heat pump system with an air handler. For hot water, a Bosch on demand heater was installed.

Where new materials and building products were used, an genuine effort was made to ensure they were sustainable in some manner. Energy efficiency, recycled content and using local manufacturers and suppliers were some of the careful considerations in the construction of this project.
